DERBY PROPERTY SURVEYORS SURVEY REPORT ON A 1932 TERRACE HOUSE

 

Our property surveyors found leaking rainwater goods, damp walls, solid walls and a bowed roof during the Homebuyers Survey of this 1930's  Derby terrace house.

 

 Front view of the property. Cavity brick front and rear walls with concrete tile roof. PVCu windows with concrete lintels. Engineering brick damp proof course.

The small brick ends indicate that this side wall of the property is of solid construction and likely to be relatively cold compared to the front and rear.

Asbestos Ceiling Panels above an entry tunnel. The abstos is well encapsulated. Simple precautions such as wearing a mask will suffice if disturbing it.

A fracture of this lintel shoud be repaired to stop corrosion of the reinforcing steel which is very destrucitve.

Poor gutter arrangements at the property may allow spillage.

 

Damp stain corresponding to the downpipe in the photograph above suggesting that water is spilling from the gutter or downpipe. This can severely dmage the property.

Dishing of the roof due to undersized structure.

Rodent damage to timbers in the roof void. Lack of droppings suggests that it is historic.

Chicken tiles. Unusally the chickens are all the right way up. Indicator of 1970/80 tiling.

 

 

 Damp damage in the understairs cupboard of the property. Poor ventilation combined with the cold solid wall suggests condenation is the cause.
